Hotels in Phnom PenhA budget 3-star guesthouse with private rooms and apartments
8.3/10
A characterful budget base, with welcoming staff and rooms worth choosing carefully.
YK Art House is a budget 3-star guesthouse, not a polished boutique hotel. It’s a strong pick for travelers who value character and location over matching furniture: Bassac Lane and AEON Mall are nearby, while the leafy courtyard, library and Bong Bonlai vegan restaurant give it personality. Recent Expedia and Agoda guests keep praising clean rooms, helpful staff and good value; apartments offer extra space for longer stays.
The catch is uneven room quality. Guests report some tired bathrooms and furnishings, and street-facing rooms can be noisy. Management said in March 2026 that bathrooms were being renovated individually; completion isn’t confirmed. There’s no elevator, and some bathrooms have awkward steps, so we’d skip it for step-free access. Choose a courtyard-facing room, check its condition before settling in, and expect entirely vegan dining.

Best for: budget travelers who prefer character; vegans and book lovers; longer stays in an apartment
Watch out for: stairs and stepped bathrooms; uneven room condition and street noise; credit-card payment surcharge
Location: Tonle Bassac backstreet near Bassac Lane restaurants and AEON Mall; convenient rather than riverfront.
Rooms: Private rooms and kitchenette apartments; condition varies, with courtyard-facing rooms the quieter choice.
Cleanliness: Strong overall feedback across sites, including recent praise for spotless rooms.
Service: Recent guests repeatedly praise friendly, helpful staff; reception has limited hours.
Amenities: Vegan restaurant, leafy courtyard, library, gallery and Wi-Fi; confirm the small pool’s current availability.
Fees and surprises: Expedia lists a 5% card surcharge and paid breakfast; bathroom renovation completion is unconfirmed.
