Axel's take: 8.7/10

A strong pick for space, tennis and downtown access, rather than luxury. A historic, mid-range timeshare resort with studios, suites and tennis courts, scored for what it is.

Palm Springs Tennis Club is a historic, mid-range timeshare resort, not a polished luxury hotel. We'd pick it for roomy, self-catering accommodation and a mountain-backed setting within walking distance of downtown. Recent Expedia, Booking.com and Tripadvisor guests repeatedly praise the cleanliness, generous space and relaxed atmosphere. Three outdoor pools, five hot tubs, tennis courts and Spencer's restaurant give it plenty beyond the room.

The main compromise is consistency between units: some guests describe refreshed interiors, while others report dated furniture and maintenance niggles. Expedia lists no housekeeping, so don't expect conventional daily hotel service. Some accommodation is across the street from the main building; confirm placement and stair access if mobility matters. It's a strong choice for longer, independent stays; we'd skip it for uniformly modern rooms and full-service pampering.

• Best for: Tennis-playing couples; Longer self-catering stays; Travelers wanting walkable downtown access

• Watch out for: Condition varies between units; No routine housekeeping listed; Some units across the street or up stairs

• Location: At the mountain's base, within walking distance of downtown restaurants and shops.

• Rooms: Studios have kitchenettes; larger suites offer full kitchens, with variable furnishings and condition.

• Cleanliness: A consistent strength across recent reviews, despite occasional complaints about worn interiors.

• Service: Generally helpful staff; Tripadvisor guests describe prompt maintenance responses.

• Amenities: Three outdoor pools, five hot tubs, tennis, gym, laundry and Spencer's restaurant.

• Fees and surprises: Free self-parking; a deposit is listed, and GetAways bookings disclose a resort fee—check your booking's terms.
