Axel's take: 8.3/10

A strong family base for space and pools, but renovations currently complicate the stay. A family-focused 4-star timeshare villa resort on International Drive, scored for what it is.

This 4-star timeshare villa resort is a strong pick for families who want room to spread out rather than full-service luxury. Expedia and Tripadvisor guests repeatedly praise clean, spacious accommodation, comfortable beds and enjoyable pools. Kitchens or kitchenettes and in-villa laundry make longer stays practical, while the location works well for visiting several Orlando parks by car.

The catch right now is disruption: Bella and St. Augustine building projects run into December 2026, with daytime noise and some access restrictions. The St. Augustine waterslide is closed through October 26, 2026, and the Marketplace through November 11; other main pools remain open. Parking costs extra despite no resort fee, and guests mention timeshare sales approaches and uneven problem handling. We'd skip it for a quiet, pampered escape; families prioritizing space should request a building away from work.

• Best for: Families visiting multiple theme parks; Longer stays with self-catering; Travelers wanting separate living space

• Watch out for: Building renovations and temporary facility closures; Daily parking charges; Timeshare sales approaches

• Location: Useful International Drive base for the parks and outlets; a car makes exploring easier.

• Rooms: Spacious villas with kitchens or kitchenettes and laundry; condition varies as refurbishment progresses.

• Cleanliness: A consistent strength across recent Expedia, Tripadvisor and Reddit guest accounts.

• Service: Friendly staff earn frequent praise, but some recent guests describe weak follow-through on problems.

• Amenities: Multiple pools, fitness facilities and family activities; St. Augustine waterslide closed through October 26, 2026.

• Fees and surprises: No resort fee; parking charged separately, housekeeping every other day, and checkout at 10 a.m.; construction continues into December 2026.
