Axel's take: 7.2/10

Choose it for Park Avenue and character, not consistently polished rooms. a historic 3-star boutique hotel on Winter Park’s Park Avenue, scored for what it is.

Park Plaza is a historic 3-star boutique hotel whose biggest asset is its address: right on Winter Park’s walkable Park Avenue. This small, independently run property suits travelers who prefer old-fashioned character to chain-hotel uniformity. Booking.com and Expedia guests repeatedly praise the helpful staff, convenient location and balcony rooms. It’s a reasonable pick for a short, mostly out-and-about stay.

The reservation is room consistency. Recent Expedia guests often describe clean, comfortable accommodation, but several 2026 Tripadvisor reviews report inadequate cleaning and neglected maintenance—not simply dated decoration. Small bathrooms and awkward steps also draw complaints. The hotel itself warns about street and train noise. We’d skip it if quiet sleep, dependable housekeeping or straightforward mobility access matters more than the address; otherwise, request a quieter room and confirm its layout before booking.

• Best for: car-free Winter Park weekends; historic-hotel enthusiasts; Park Avenue dining and shopping

• Watch out for: uneven housekeeping and maintenance; street and train noise; small bathrooms with awkward steps

• Location: Excellent for walking to Park Avenue restaurants, shops, museums and Winter Park station.

• Rooms: Individual vintage rooms; guests praise balconies but repeatedly flag tired furnishings and cramped bathrooms.

• Cleanliness: Many Expedia guests praise cleanliness, while several 2026 Tripadvisor reviews describe rooms needing a deep clean.

• Service: Friendly, helpful staff are a consistent strength across Booking.com, Expedia and Tripadvisor.

• Amenities: The official site confirms free Wi-Fi and morning lobby coffee and tea; confirm breakfast rather than assuming inclusion.

• Fees and surprises: Valet parking costs extra; pets may incur charges. Confirm bathroom steps and accessibility directly.
