Axel's take: 8.6/10

A strong family base for space and pools, with extra fees to factor in. An upscale, family-focused timeshare resort with studios and apartment-style suites, scored for what it is.

Tuscany Village is an upscale timeshare resort rather than a conventional full-service hotel, and it's a strong pick for families who want room to spread out. Booking.com and Expedia guests consistently praise cleanliness, spacious suites and helpful staff. The larger suites' kitchens and laundry facilities make longer stays practical, while two pools and direct gated access to the Vineland outlets give non-park days a purpose. We'd choose it for apartment-style comfort, not luxury pampering.

The trade-offs are resort charges, paid parking and recurring reports of scarce spaces near some buildings at night. Guests also describe timeshare sales approaches. HGV's July 2026 update confirms a multi-year renovation: Buildings 1 and 2 are finished, with Buildings 3 and 4 planned for 2027, so finishes may differ. We'd skip it if you want an all-in price or a stay without sales approaches.

• Best for: Families wanting spacious suites; Longer self-catering stays; Outlet shoppers

• Watch out for: Resort charge and paid, sometimes tight parking; Timeshare sales approaches; Phased renovation and differing room finishes

• Location: Private gate to Vineland outlets; theme parks require transportation.

• Rooms: Studios have kitchenettes; larger suites offer kitchens and laundry, with renovation standards varying by building.

• Cleanliness: A consistent strength across recent Booking.com and Expedia feedback.

• Service: Resort staff earn strong praise; sales approaches are a separate recurring irritation.

• Amenities: Two pools, children's activities, sports courts, a gym, market and poolside dining.

• Fees and surprises: Daily resort charge, paid self-parking and 10 a.m. checkout; multi-year renovations remain phased.
