Axel's take: 8.2/10

Generous downtown apartments, with less dependable service than the strong ratings suggest. A self-service apartment hotel in a historic downtown building, scored for what it is.

Roami at Factors Row is a self-service apartment hotel, not a conventional full-service four-star. We'd pick it for a group wanting room to spread out: kitchens, in-unit laundry and separate living areas make longer stays practical, while the Central Business District location puts the French Quarter within walking distance. Booking.com and Expedia ratings are strong, and 2026 Expedia guests particularly praise the space, cleanliness and convenience.

The trade-off is inconsistent support when something goes wrong. Door-code problems recur across Expedia and Tripadvisor, although some guests report quick fixes. Tripadvisor's much smaller review pool also includes repeated late-2025 complaints about dirty floors and difficult problem resolution, contrasting with the broader positive picture. The operator changed ownership in 2025. We'd book for apartment-style independence, but skip it if reliable on-site assistance and consistently polished housekeeping are priorities.

• Best for: Groups wanting shared living space; Longer stays with cooking and laundry; Independent downtown sightseers

• Watch out for: Recurring entry-code problems; Uneven housekeeping and problem resolution; No on-site parking

• Location: Walkable Central Business District base near the French Quarter and streetcar stops.

• Rooms: Spacious, well-equipped apartments; layouts, views and size can differ from the photos.

• Cleanliness: Strong overall ratings, but repeated late-2025 Tripadvisor complaints warrant caution.

• Service: Self-service access and remote support; guests report both quick fixes and frustrating delays.

• Amenities: Kitchens, washers and dryers, Wi-Fi, gym and barbecue facilities are confirmed.

• Fees and surprises: Expedia lists a pet fee and no on-site parking; confirm arrival instructions before traveling.
