Axel's take: 8.3/10

A strong Warehouse District base, with more character downstairs than polish in the rooms. An art-filled, historic 4-star in the Warehouse District, scored for what it is.

This historic 4-star is a strong pick for travelers who want Warehouse District restaurants and convention-center access rather than Bourbon Street outside the door. The gallery, sculpture garden and rooftop pool give it personality beyond a standard business hotel. Expedia and Booking.com guests generally praise cleanliness, helpful staff and location; Tripadvisor guests also frequently highlight comfortable beds and generous room sizes.

The catch is uneven room condition. Several 2026 Tripadvisor reviews describe battered furniture and tired bathrooms, with some also reporting missed housekeeping or air-conditioning that struggles with humidity. Those complaints sit alongside plenty of positive stays, but they matter at this level. Breakfast and valet parking cost extra. We'd choose it for neighborhood character and convenience, but skip it if freshly renovated rooms or French Quarter nightlife are priorities.

• Best for: Convention travelers; Restaurant-focused city breaks; Travelers seeking a quieter base

• Watch out for: Recurring reports of worn room furnishings; Some housekeeping and cooling complaints; Breakfast and valet parking cost extra

• Location: Walkable Warehouse District setting, three blocks from the convention center and outside the French Quarter.

• Rooms: Often described as spacious and comfortable, but several recent guests flag worn furniture and bathrooms.

• Cleanliness: Strong overall guest ratings, tempered by some recent reports of missed housekeeping.

• Service: Helpful, friendly staff earn consistent praise, though service execution is not uniformly reliable.

• Amenities: Rooftop outdoor pool, fitness center, art gallery, sculpture garden and on-site dining.

• Fees and surprises: Breakfast and valet parking are additional; Marriott warns that some oversized vehicles cannot be accommodated.
