Axel's take: 7.7/10

A practical South Beach base, strongest on location rather than room polish. a simple 3-star Art Deco hotel in central South Beach, scored for what it is.

President is a simple 3-star Art Deco hotel on Collins Avenue, a short walk from the beach, restaurants and nightlife. It's a good pick if you want to explore South Beach without paying for a full-service beachfront resort. Booking.com and Expedia guests repeatedly praise the convenient location, helpful staff and generally clean rooms. Access to the rooftop pool at the adjoining President Villa adds a useful extra.

The compromises are compact rooms and bathrooms, uneven room condition and recurring noise complaints. Tripadvisor guests also describe breakfast queues in a cramped dining area. Housekeeping is on request, and there's a mandatory nightly resort fee, plus paid valet parking and an incidental deposit. Confirm whether breakfast is included in your booking. We'd skip it for a quiet retreat or a stay where spacious, polished rooms matter most.

  • Best for: beachgoers who prioritize location; couples on short South Beach breaks; travelers exploring without a car

  • Watch out for: street and interior noise; compact rooms and bathrooms; mandatory resort fee

  • Location: Central Collins Avenue location, within easy walking distance of the beach, dining and nightlife.

  • Rooms: Comfortable enough for short stays, but space and condition vary; small bathrooms recur in reviews.

  • Cleanliness: Generally positive across Booking.com and Expedia; request housekeeping when needed.

  • Service: Helpful, friendly staff are a consistent strength in recent guest feedback.

  • Amenities: Rooftop pool in the adjoining President Villa, beach towels, Wi-Fi and in-room refrigerators.

  • Fees and surprises: Nightly resort fee, incidental deposit and paid valet; verify breakfast inclusion before booking.
