A convenient South Beach base, but room consistency and limited service are the compromises. a basic 3-star Art Deco hotel with apartment-style, limited service, scored for what it is.

Greenview is a basic 3-star Art Deco hotel run with apartment-style, limited service. We'd consider it for a short South Beach stay where location matters more than facilities: Lincoln Road, the beach and the convention center are nearby. Expedia and Tripadvisor guests repeatedly praise that convenience, and many appreciate the helpful daytime staff. Rooms include microwaves and mini-fridges, useful extras at this level.

The trade-offs are uneven upkeep and cleaning, some cramped layouts, and recurring noise complaints, including loud air conditioners. Recent feedback ranges from clean, comfortable rooms to disappointing maintenance. LOWKL confirms reception operates only from 10 a.m. to 6 p.m.; complete online registration and secure your entry code before arriving. Housekeeping isn't daily. Guests reported renovation work during 2026, so confirm its status. We'd skip it for light sleepers or anyone expecting full hotel service.

• Best for: budget-conscious South Beach visitors; short convention trips; travelers comfortable with self-check-in

• Watch out for: street, hallway and air-conditioner noise; uneven room condition and cleaning; limited reception hours and entry-code dependence

• Location: The strongest asset: walkable to Lincoln Road, the beach and the convention center.

• Rooms: Basic rooms with microwaves and mini-fridges; size, upkeep and air-conditioner noise vary.

• Cleanliness: Many guests report clean rooms, but repeated contrary reports make consistency a concern.

• Service: Daytime staff often earn praise; reception is 10 a.m.–6 p.m., with online support afterward.

• Amenities: Wi-Fi, beach chairs and luggage storage; request the room refresh offered for stays of three nights or longer.

• Fees and surprises: LOWKL says no daily resort fee; free off-site parking is direct-booking only. Confirm renovation status.
