Axel's take: 8.5/10

Warm service and good food make this older Banani hotel a strong practical pick. A small, older four-star business hotel in Banani, scored for what it is.

Royal Park Residence is a small, older four-star business hotel in Banani, and we'd choose it for attentive service rather than polished luxury. Booking.com and Expedia guests consistently praise helpful staff, comfortable rooms and airport-transfer assistance; Tripadvisor reviewers particularly like the Sri Lankan food. The relatively quiet setting, near restaurants and cafés, makes it a strong base for business visits.

The building shows its age. Guests repeatedly mention dated fittings, and some report noisy or difficult-to-adjust air conditioning; room sizes vary, too. The small pool and basic gym are useful extras rather than reasons to book, with mixed feedback on upkeep. Confirm your room configuration and whether airport transfers are included. We'd skip it if contemporary interiors or dependable leisure facilities matter more than hospitality.

• Best for: Business travelers visiting Banani and Gulshan; Travelers who prioritize helpful staff; Guests who enjoy Sri Lankan food

• Watch out for: Dated fittings and variable room sizes; Some noisy or hard-to-adjust air conditioners; Mixed pool and gym feedback

• Location: Relatively quiet Banani setting near cafés and restaurants, convenient for local business visits.

• Rooms: Generally comfortable, but sizes vary and older fittings and air conditioners draw complaints.

• Cleanliness: Strong overall feedback across Booking.com, Expedia and Tripadvisor, despite occasional exceptions.

• Service: The standout: repeated praise for welcoming staff, practical assistance and airport coordination.

• Amenities: Sri Lankan restaurant, small pool and basic gym; leisure-facility feedback is less consistent than service.

• Fees and surprises: Confirm transfer inclusions: some guests report complimentary rides, while Expedia lists a charge; early check-in and late checkout can cost extra.
