Hotels in Cancuna contemporary 4-star hotel with residence-style rooms in downtown Playa del Carmen
7.9/10
A convenient downtown base with a standout rooftop, but some uneven edges.
This contemporary 4-star is in Playa del Carmen, not Cancún: a walkable base near Fifth Avenue, the beach and the Cozumel ferry. The supplied website identifies it as The Fives Downtown, Curio Collection by Hilton. We'd choose it for exploring town rather than a beach-resort holiday. Expedia and Tripadvisor guests repeatedly praise the clean, comfortable rooms, friendly staff and ocean-view rooftop pool.
The trade-offs are music noise, limited loungers and occasional maintenance or check-in frustrations. Expedia lists a mandatory resort fee, so confirm your YPJ booking's inclusions. Check facilities before committing: a ResortPass guest reported rooftop renovation closure in August 2026; a September Expedia guest used the pool but reported one restaurant closed. We'd skip it for guaranteed quiet or extensive resort dining, but it's a good fit for travelers who want restaurants and nightlife within walking distance.
