Axel's take: 7.1/10

A practical central base, but don't expect polished four-star comfort. an aging 4-star downtown hotel near Teatro Colón, scored for what it is.

Hotel Presidente is an aging 4-star whose strongest asset is its downtown location, within walking distance of Teatro Colón, the Obelisk and subway connections. We'd consider it for a short sightseeing stay rather than a hotel-centered trip. Recent Expedia guests repeatedly praise helpful staff and clean rooms; a December 2025 Tripadvisor reviewer also found the team accommodating despite a very late arrival.

The trade-off is dated comfort: older furnishings, compact bathrooms and maintenance details recur in feedback, while some guests report weak air conditioning. Breakfast gets both praise and complaints about limited variety. Booking.com's overall rating is respectable, but Tripadvisor's is noticeably weaker. We'd skip it if modern rooms and dependable temperature control matter more than location. Check breakfast inclusion and parking charges before booking.

• Best for: short sightseeing stays; theatergoers; travelers prioritizing downtown access

• Watch out for: dated rooms and compact bathrooms; reports of weak air conditioning; parking costs extra

• Location: Walkable to Teatro Colón, the Obelisk and Tribunales subway station.

• Rooms: Older furnishings and some small bathrooms; central air conditioning is advertised, but performance draws complaints.

• Cleanliness: Generally a strength in recent Expedia feedback and Booking.com's category ratings, despite occasional exceptions.

• Service: Recent Expedia and Tripadvisor guests often describe staff as helpful and accommodating.

• Amenities: Wi-Fi, bar and meeting facilities; the hotel's booking page also advertises a gym, sauna and restaurant.

• Fees and surprises: Paid valet parking; breakfast inclusion varies by booking. Expedia lists a municipal tax and seven entrance steps.
