Axel's take: 8.2/10

A strong pick for extra space, not walkable Strip nightlife. A 3-star timeshare-style condo resort south of the Strip, scored for what it is.

Grandview is a 3-star timeshare-style condo resort, and it's a strong pick for families who want space rather than casino-hotel spectacle. Full kitchens, separate living rooms and in-suite laundry make longer stays practical. Five pools add family appeal, while neighboring South Point supplies restaurants and entertainment. Recent Expedia and Trip.com guests repeatedly praise spacious suites, comfortable beds and helpful staff; overall ratings remain strong.

The trade-off is distance from the Strip: plan on driving or rideshares, and don't mistake the grocery shuttle for Strip transport. Some guests report dated furnishings, noise between units and missed cleaning details, although positive cleanliness reports predominate. There's no daily housekeeping, and a resort fee applies. A 2025 Legionella outbreak also deserves disclosure: the health district reports remediation and negative follow-up samples by June 2025. We'd skip it for walk-everywhere nightlife or full-service pampering.

• Best for: Families wanting separate living space; Longer stays with self-catering; South Point event visitors

• Watch out for: Off-Strip location with no Strip shuttle; Some dated furnishings and neighbor noise; Resort fee and no daily housekeeping

• Location: South Point is next door; the main Strip requires transport.

• Rooms: Large condo-style suites with full kitchens and laundry; some guests flag dated decor and sound transfer.

• Cleanliness: Mostly positive recent feedback, with recurring missed details; the 2025 Legionella outbreak was remediated with negative follow-up samples.

• Service: Recent guests often praise helpful staff, though check-in and problem handling are not uniformly smooth.

• Amenities: Five pools, five hot tubs, fitness facilities, putting course, grills and a grocery shuttle; no on-site casino.

• Fees and surprises: Daily resort fee and refundable security hold; extra cleaning costs; checkout is at 10 a.m.
