Axel's take: 7.3/10

A characterful downtown base, provided you can handle noise and self-service. a limited-service 3-star in a historic downtown walk-up, scored for what it is.

The Davis is a limited-service 3-star in a historic East Village walk-up, now operated by Kasa. It's a good fit for independent travelers who want Petco Park and Gaslamp restaurants within walking distance rather than full hotel service. Expedia and Tripadvisor guests frequently praise the appealing interiors, comfortable beds and rooftop terrace; cleanliness feedback is mostly positive.

The main compromise is sleep: Booking.com and Tripadvisor reviews repeatedly describe intrusive street noise and weak sound insulation. Some guests also find the surrounding blocks uncomfortable after dark. Rooms can be compact, there's no elevator, and check-in relies on advance online verification and access codes. A few recent Expedia guests report cleanliness lapses, including insects in common areas. We'd consider it for a short downtown trip, but skip it for light sleepers or anyone needing hands-on service.

• Best for: independent travelers on short stays; Petco Park games and concerts; downtown dining and nightlife

• Watch out for: street noise and weak sound insulation; stairs and virtual-front-desk service; uneven surrounding blocks after dark

• Location: Walkable to Petco Park, Gaslamp and trolley stops; neighborhood comfort divides guests.

• Rooms: Attractive modern styling and often-praised beds; some rooms are small and poorly soundproofed.

• Cleanliness: Mostly praised, but several recent Expedia reviews flag lapses, including common-area insects.

• Service: Contactless check-in with 24/7 remote support; complete the online ID check before arrival.

• Amenities: Rooftop lounge, coffee and tea station, luggage storage and Wi-Fi; no elevator.

• Fees and surprises: No on-site parking; requested housekeeping and pets cost extra, and a damage hold may apply.
