#5 of 5 hotels in Avila Beach by Axel's take. Avila Beach is #4 of 6 places to stay in Pismo Beach. The best hotels in Avila Beach, ranked · Where to stay in Pismo Beach

Axel's take: 8.4/10

A strong self-catering coastal base, but room choice matters. a mid-range timeshare resort on a bluff above Avila Beach, scored for what it is.

This mid-range timeshare resort sits above Avila Beach—not in Pismo Beach—and is a strong pick for families who want space and self-catering rather than full-service pampering. Tripadvisor and Expedia guests repeatedly praise the coastal setting, clean accommodations and friendly staff. Suites and select studios have full kitchens, while the heated outdoor pool, games and barbecues make longer stays practical. A September 2026 Tripadvisor guest reports remodeled accommodations, a welcome improvement after earlier renovation complaints.

The trade-offs are worth knowing: ocean views are not guaranteed, some guests report noise between rooms, and the walk back from the beach is uphill. There is no on-site restaurant, and Hilton adds a daily resort charge covering basics including parking and internet. We'd skip it for a serviced beachfront escape; for a relaxed, cook-some-meals coastal break, it delivers well.

Best for: families wanting kitchen-equipped suites; longer self-catering coastal stays; travelers happy with a hillside beach walk
Watch out for: ocean views are not guaranteed; noise transfer and uphill beach return; daily resort charge
Location: In Avila Beach, above the shore; beach and restaurants are walkable, with an uphill return.
Rooms: Studios and suites vary in kitchen facilities and views; recent guests praise remodeled units.
Cleanliness: A consistent strength across Expedia, Booking.com and recent Tripadvisor feedback.
Service: Generally friendly and helpful, though complaint handling receives less consistent praise.
Amenities: Heated outdoor pool, fitness center, games and barbecues; no on-site restaurant.
Fees and surprises: Daily resort charge includes parking for one vehicle and internet; checkout is 10 a.m.
