This compact, select-service 3-star is a good downtown base if location matters more than hotel facilities. Fulton Street subway connections and Lower Manhattan sights are close by, while Tripadvisor, Booking.com and Expedia guests repeatedly praise helpful staff, comfortable beds and clean rooms. We'd shortlist it for a short sightseeing or work trip, rather than a stay built around the hotel itself.

The biggest caveat is construction. Marriott currently warns that the W XYZ Bar, patio, Tactic meeting room and gym are inaccessible; entry is via Nassau and Ann Streets, with no vehicle access on Ann Street. Recent Reddit feedback also describes disrupted communal areas. Rooms can feel tight, and some Booking.com guests mention noisy heating or corridor sound. We'd skip it if you need a gym, generous space or dependable quiet, and confirm facility reopenings before booking.
