Axel's take: 9.0/10

A standout downtown base, with historic character and parking costs to weigh. a historic downtown 3-star with spacious rooms and a rooftop bar, scored for what it is.

This historic 3-star on Gay Street offers more character than the usual Hyatt Place, without losing the practical comforts. It's a strong pick for exploring downtown on foot: Tennessee Theatre is next door, and Market Square's restaurants are nearby. Tripadvisor and Expedia guests consistently praise spacious, clean rooms and welcoming staff. Included breakfast, sofa beds and the Five Thirty rooftop lounge round out an unusually appealing package for this class.

Parking is the main catch: hotel valet carries a substantial daily charge, while self-parking means using a nearby public garage. Breakfast earns mostly good feedback, though some guests find it ordinary, and a few recent reviews describe uneven rooftop service. Hyatt also says the outdoor rooftop space opens seasonally. We'd skip it if effortless parking matters more than a walkable downtown location.

• Best for: theatergoers and downtown weekenders; families wanting extra room; convention attendees

• Watch out for: substantial daily valet charge; self-parking in nearby public garages; seasonal outdoor rooftop access

• Location: Next to Tennessee Theatre, with Market Square and downtown dining an easy walk away.

• Rooms: Generously sized for the class, with sofa beds, mini-fridges and workspaces.

• Cleanliness: A consistent strength across recent guest reviews, including Expedia's strong cleanliness rating.

• Service: Warm, helpful staff dominate feedback; some recent guests report inattentive rooftop service.

• Amenities: Included breakfast, free Wi-Fi, a 24-hour gym, Starbucks and Five Thirty rooftop lounge.

• Fees and surprises: Valet and dog fees apply; public-garage self-parking is separate, and outdoor rooftop access is seasonal.
