Axel's take: 8.6/10

A strong campus-and-downtown base, with parking costs and construction noise to weigh. a boutique-style 3-star beside UT and World’s Fair Park, scored for what it is.

Cumberland House is a boutique-style 3-star that delivers well on comfort, character and location. It’s a strong pick for University of Tennessee visits or convention trips, with World’s Fair Park nearby and downtown within walking distance. Expedia and Tripadvisor guests repeatedly praise clean, spacious rooms, comfortable beds and welcoming staff. The Tussie Mussie restaurant and bar give it more personality than a basic chain hotel.

The main catches are practical: Hilton confirms there’s no on-site self-parking, valet costs extra, and breakfast carries a charge. Guests on both Expedia and Tripadvisor reported nearby construction noise in May–June 2026, including nighttime work next door; check the current situation and request a room away from it. We’d skip it if guaranteed quiet or easy, inexpensive parking matters more than campus access.

• Best for: University of Tennessee visitors; Convention attendees; Walkable downtown weekends

• Watch out for: Nearby construction noise reported in 2026; Paid valet; no on-site self-parking; Breakfast costs extra

• Location: Convenient for UT, World’s Fair Park and the convention center; downtown is walkable.

• Rooms: Guests regularly praise spacious rooms and comfortable beds; construction-facing rooms warrant caution.

• Cleanliness: Strong overall feedback across sites, with occasional housekeeping lapses rather than a dominant pattern.

• Service: Warm, helpful staff are a recurring strength, though some Tripadvisor guests describe uneven problem handling.

• Amenities: Tussie Mussie restaurant and bar, a 24-hour fitness center and free Wi-Fi.

• Fees and surprises: Valet, breakfast and pets carry extra charges; confirm whether next-door construction still affects rooms.
