Axel's take: 7.8/10

Spacious rooms and helpful staff make this a practical downtown base, with some trade-offs. A recently refreshed, limited-service 3-star in downtown Dallas, scored for what it is.

This limited-service 3-star is a good pick for downtown business trips and short sightseeing stays. Marriott now describes the hotel as fully renovated, with refreshed rooms, public spaces and a new lobby bar. Expedia and Booking.com guests repeatedly praise the helpful staff, room size and cleanliness. Included breakfast, an outdoor pool and a gym round out a useful package near the convention center and Dallas Farmers Market.

The trade-offs are parking, noise and the immediate surroundings. Hotel parking is paid valet only, with limited spaces and no oversized vehicles. Guest reports flag street and neighboring-room noise, while opinions on walking around after dark are mixed. Housekeeping is scheduled every other day. We'd choose it for space and practical amenities rather than a polished neighborhood experience; light sleepers and travelers wanting effortless parking should look elsewhere.

• Best for: Convention-center visitors; Short downtown business trips; Travelers prioritizing room space

• Watch out for: Paid valet-only hotel parking; Soundproofing complaints; Mixed impressions of the surroundings after dark

• Location: Convenient for the convention center and Farmers Market; the immediate streets draw mixed reactions.

• Rooms: Recently renovated and frequently praised for their size; noise isolation is a weakness.

• Cleanliness: Generally a strength across guest feedback; housekeeping is every other day.

• Service: Friendly, accommodating staff are the most consistent cross-site highlight.

• Amenities: Included breakfast, outdoor pool, fitness center and a new lobby bar.

• Fees and surprises: Hotel parking is paid valet only, with limited availability and no oversized vehicles.
