Marriott hotels rated: 6.0/10 for how they treat paying guests

Marriott delivers dependable rooms, but fees and Bonvoy need scrutiny
Our take: We'd book Marriott for dependable rooms, not uncomplicated pricing or loyalty.[1][2][Axel data] It suits travelers willing to compare individual hotels and pay for a changeable rate.[3][4][Axel data] The main catches are property-specific fees and deadlines, plus lost Bonvoy rewards and benefits such as upgrades and late checkout on ordinary online-travel-agency bookings.[1][3][5]
Best for
- Property-by-property comparisons
- Flexible-rate bookings
- Bonvoy-aware frequent travelers

Mandatory fees remain substantial, Pennsylvania imposed a payment requirement for failure to implement an earlier disclosure settlement, and a federal court addressed jurisdiction in an award-fee-disclosure lawsuit in 2026.
Cancellation deadlines depend on the hotel and rate, with limited last-day flexibility and a substantial non-refundable share.
Changeable reservations can capture lower prices directly, but prepaid offers lock guests in and the generous guarantee has restrictive eligibility.
Membership is free and standard discounts are small, but ordinary third-party bookings lose points, elite-night credit and most elite benefits.
Variable award prices, expiring points and brand-specific benefits reduce predictability, despite useful late checkout, five-night awards and improved certificate top-ups.
Hotels set early-departure penalties and incidental holds, while pet and occupancy charges require property-level checks rather than one predictable chain policy.
Reviewed hotels rarely fall below expectations, but independent studies show meaningful differences between Ritz-Carlton, Fairfield, Sheraton and Residence Inn.
Fee-inclusive does not mean fee-free
Marriott's terms permit mandatory destination and resort fees, payable locally and not with points.[1] Texas and Colorado settlements require prominent fee-inclusive prices.[6][7] A current U.S. listing example, Courtyard Waikiki Beach, showed $170 nightly including its $35 destination fee on October 26, 2026.[8]
Pennsylvania announced a $225,000 payment requirement in April 2023 after Marriott failed to implement its earlier disclosure settlement.[9] The District of Columbia reported its separate fee-disclosure case resolved by February 2026, with a $75,000 penalty required.[10] An April 2026 federal ruling addressed jurisdiction in another lawsuit alleging late disclosure of mandatory fees on points bookings, not whether Marriott violated the law.[11]
Rates Axel's suppliers quoted from September 26 through October 25, 2026 covered 126,842 rates at 859 hotels, excluding the Philippines and Indonesia.[Axel data] Mandatory property fees appeared on 24% of those rates, and 23% of hotels had one on most rates. Where charged, the typical fee was $40 nightly. Treat that prevalence as a floor, since supplier quotes can omit fees.
Parking needs a separate check: Waikiki Beach Marriott Resort & Spa, for example, lists a $59 daily resort fee and $65 daily self-parking, both plus tax.[12] At the other end, Fairfield Inn & Suites St. Louis South I-55 advertises complimentary on-site parking, an individual highway-hotel example rather than a brand promise.[13]
Buy flexibility, then monitor the price
Marriott sets no universal flexible-rate cancellation deadline: the hotel and reservation type determine the rules.[3] In the same rates, 62% were refundable.[Axel data] Among refundable rates, 17% allowed free cancellation less than 24 hours before check-in, 58% required 24 to 72 hours, and 25% required at least 72 hours.
Marriott explicitly permits modifying an existing reservation to a lower Marriott rate when the booked terms allow changes.[4] Changes reprice the stay at current prices and can remove promotional discounts.[14] Bonvoy Escapes exchanges advertised savings of 20% for members or 15% for non-members for prepaid, non-refundable and non-changeable terms.[15] Eligible points reservations can also typically be modified when their award price falls, subject to cancellation rules.[2]
The Best Rate Guarantee offers an approved lower-rate match plus another 25% off, or 5,000 points, with a 20% discount at Design Hotels instead.[16] You must book direct and claim within 24 hours of booking, at least 24 hours before standard check-in.[17] Room, bed, dates, inclusions, cancellation terms and occupancy must match, and comparisons are limited to two guests.[17] Both prices must remain bookable during verification, while packages, qualified discounts and several property groups are excluded.[17][18]
A small discount, a meaningful benefits divide
Bonvoy is free to join, has no ongoing membership cost, and allows enrollment while finalizing a reservation.[19][20] Marriott advertises member savings of at least 2% on weekdays and up to 5% on weekends against the applicable public room rate.[17] That is a small membership barrier, not a reason to assume direct booking always has the lowest total.[17][18]
Ordinary online-travel-agency hotel bookings, including through Expedia, Booking.com or Priceline, earn no stay points or Elite Night Credit and do not qualify for elite benefits such as upgrades, elite breakfast and late checkout.[5] Qualifying travel-agent reservations and eligible Vacations by Marriott Bonvoy packages are exceptions, not ordinary online-travel-agency bookings.[5][21] Enhanced internet for Gold Elite members and above remains available regardless of booking method, where offered and subject to program exceptions.[5]
Useful benefits, unpredictable award prices
Bonvoy uses variable award pricing rather than a published member-facing award chart.[2][22] NerdWallet's October 2026 valuation was 0.7 U.S. cents per point; Frequent Miler's July analysis found a median of 0.73 cents.[23][24] We'd treat those as comparison benchmarks, not promised redemption values.[23][24]
Points expire after 24 months without qualifying activity, although Lifetime Elite accounts are currently exempt.[25] On eligible five-night points bookings, the lowest-point-value night is free.[26] Free-night certificates can now be topped up with 25,000 points, an increase from 15,000 in March 2026.[27] Certificates remain restricted to standard rooms, cannot be extended, and forfeit any unused value.[27]
Platinum-and-higher 4 p.m. checkout is generally guaranteed, but resorts, convention hotels and several other property types have exceptions.[5] Room upgrades, including select suites, depend on availability upon arrival.[28] Breakfast is not a uniform elite benefit: Westin and Sheraton offer qualifying elites a breakfast welcome-gift choice, while Ritz-Carlton and EDITION offer welcome points instead.[29]
Check holds and departure terms
Marriott leaves early-departure fees to the location and rate, and shortening a minimum-stay booking can trigger repricing or a penalty.[30] Its Digital Entry Terms authorize a card hold for the full stay's room charges, taxes, applicable resort fees and a hotel-dependent daily incidental amount.[31] Bank release can take up to five business days after departure.[31] Additional nightly charges can also apply when more than two people occupy a room.[31]
Pet-policy examples show the range: Residence Inn Irvine John Wayne Airport/Orange County lists a $150 non-refundable pet-cleaning fee per stay, excluding service animals.[32] Four Points by Sheraton Philadelphia Airport instead advertises one pet staying free, with a 40-pound weight limit.[33] Neither example should be treated as a brand-wide pet policy.[32][33]
Dependable overall, with clear brand differences
Across 1,862 Marriott hotels Axel has reviewed, the average was 8.28, with 79% scoring at least 8 and 1% below 7.[Axel data] These ratings judge each hotel against its class and price, so simpler accommodation is not penalized for lacking luxury facilities.
Marriott's company-level 2026 ACSI result was 78 out of 100, just above the lodging industry's 77.[34] Business Travel News' 2026 corporate-buyer survey placed Marriott highest among the traditional hotel companies assessed for product quality and service consistency, excluding extended-stay brands.[35] Those results support confidence in the chain, but do not erase the weaker brand results below.[34][36][37][35]
Marriott Hotels averaged 8.37 in hotels Axel has reviewed, while Ritz-Carlton averaged 8.55; neither had a reviewed hotel below 7.[Axel data] Ritz-Carlton also led luxury in J.D. Power's 2026 North American study, and Fairfield placed second in upper midscale.[38][39] Residence Inn finished last among four published upscale extended-stay brands, while Sheraton and Autograph Collection ranked near the bottom of upper upscale.[36][37] We'd choose by individual hotel rather than assume a higher-priced Marriott brand delivers a better stay.[38][36][37][39]
- Axel's take, 1,862 Marriott hotels reviewed: average 8.3/10; 79% score 8 or higher, 1% score below 7. Each hotel is scored for what it is, against its class and price. Across all hotels Axel has reviewed, the average is 8.1 and 8% score below 7.
- Rates Axel's suppliers quoted, September 26 to October 25, 2026: 126,842 rates at 859 hotels. 62% were refundable, and 17% of those could be cancelled free until less than 24 hours before check-in. 23% of hotels added a mandatory resort, destination or similar fee to most rates (typically $40 a night where charged).

How these figures are made: How Axel rates hotel chains.
Which Marriott brands to book
- Marriott Hotels (Our pick): A sensible starting point: reviewed hotels averaged 8.37, with none below 7.[Axel data] Its 2026 J.D. Power result matched the upper-upscale segment average rather than leading it.[36]
- Courtyard (Solid): Reviewed hotels averaged 8.20, with 1% below 7.[Axel data] Its 2026 J.D. Power score fell below the upscale segment average, so compare the individual property before paying a premium.[40]
- Fairfield (Solid): A credible lower-service choice, with a reviewed average of 8.12 and 1% below 7.[Axel data] Fairfield ranked second in J.D. Power's 2026 upper-midscale segment.[39]
- Residence Inn (Mixed): Reviewed hotels averaged 8.28, but 4% fell below 7.[Axel data] Its last-place result among four published J.D. Power upscale extended-stay brands makes hotel-level checks especially worthwhile.[37]
- Sheraton (Mixed): Reviewed hotels averaged 8.13, with 4% below 7.[Axel data] Sheraton ranked 17th of 20 published upper-upscale brands in J.D. Power's 2026 study.[36]
- Westin (Solid): Reviewed hotels averaged 8.28, with 1% below 7, although its 2026 J.D. Power result was below its segment average.[36][Axel data] Eligible Platinum-and-higher guests can choose breakfast as their welcome gift.[29]
- The Ritz-Carlton (Our pick): Our luxury pick: reviewed hotels averaged 8.55, and the brand led J.D. Power's 2026 luxury segment.[38][Axel data] Do not assume elite status includes breakfast; its welcome gift is points instead.[29]
- Autograph Collection (Mixed): Reviewed hotels averaged 8.30, with none below 7, but J.D. Power ranked the brand 19th of 20 published upper-upscale brands.[36][Axel data] We'd choose a specific hotel rather than rely on the collection name alone.[36][Axel data]
How to book Marriott well
- Choose a changeable rate if your plans or the price may move, because Marriott permits lower-rate modifications only when your reservation terms allow them.[4]
- Before you book, compare the mandatory-fee-inclusive total and parking separately rather than treating a resort fee as covering both.[1][12]
- Choose direct booking or a qualifying agent if Bonvoy credit and elite perks matter, because ordinary third-party hotel bookings do not qualify.[5]
- Choose Westin or Sheraton over Ritz-Carlton or EDITION if a Platinum-and-higher breakfast welcome gift is important to your stay.[29]
- Before paying, ask the hotel for its daily incidental hold and early-departure penalty, since neither has one chain-wide amount.[30][31]
- Before submitting a Best Rate Guarantee claim, confirm matching cancellation terms and a publicly bookable comparison price within the 24-hour claim window.[17]

What would raise the score
- Include mandatory property fees in the first cash and points price in every market.
- Set a chain-wide flexible-rate policy allowing free cancellation until 24 hours before arrival.
- Publish award-price limits and give members advance notice of increases.
- Show incidental holds, early-departure penalties and pet charges beside the room total before payment.
Questions about Marriott
Does Marriott charge resort fees when I book with points?
Generally yes: ordinary Bonvoy award stays leave resort fees and other excluded property charges payable by the member.[5] Eligible all-inclusive award packages instead include the resort fee and standard package for up to two people.[41]
Can I get a lower Marriott price after booking?
Yes, if your reservation permits changes: Marriott allows modification to a lower Marriott rate.[4] A qualifying lower price elsewhere may earn a Best Rate Guarantee match plus a discount or points, but the claim must be made within 24 hours of booking.[16][17]
Will I earn Bonvoy points through Booking.com or Expedia?
No: ordinary third-party hotel bookings earn no stay points or Elite Night Credit and do not qualify for elite stay benefits.[5] Eligible Vacations by Marriott Bonvoy packages are a separate exception, even though Expedia Group is the package partner.[21]
What is Marriott's free-cancellation deadline?
There is no single chain-wide deadline; it depends on the hotel and booked rate.[3] Check the exact deadline and penalty in your reservation rather than assuming that a refundable rate allows cancellation the day before arrival.[3][Axel data]
Does Marriott Platinum status always include breakfast?
No, the entitlement varies by brand and property type.[29] Westin and Sheraton offer a breakfast welcome-gift choice, while Ritz-Carlton and EDITION offer welcome points rather than an elite breakfast gift.[29]
