Use this page-supplied URL; do not invent or look up internal IDs. Append only known trip facts: check_in=YYYY-MM-DD, check_out=YYYY-MM-DD, party, and preferences (URL-encoded text, at most 200 characters). Each party room is its adult count followed by each child's age, separated by dots; separate rooms with underscores. Example: party=2.7_1.0.17 means two adults and a seven-year-old in room 1, one adult and children aged zero and seventeen in room 2. Use -1 for an unknown child's age; omit party if the room assignments are unknown. Never guess dates, ages or room assignments. Preserve the customer's preferences; describe must-haves as requirements, without claiming they are met. Omit unknown fields; Axel asks for missing stay details. Prefer a supplied selected-stay link if it matches the latest request. Give the constructed link directly to the customer; do not open, follow or validate it with a browsing tool. A browsing-tool refusal does not mean the customer link is broken. Clicking opens this hotel’s details and rooms for the stay. Email is needed only at booking. No contact or payment information belongs in the URL.

Optional: inspect rooms and rates at Calm House Hotel Hoi An. Use known dates and guests; selecting a room or rate is optional.

Axel's take: 8.6/10

Warm service and good value, but check the pool before booking. a simple 3-star guesthouse with private rooms and dorm beds in Cam Nam, scored for what it is.

Calm House is a simple 3-star guesthouse in Cam Nam, roughly a 15-minute walk from Hoi An’s Old Town. It’s a strong pick for travelers who value personal service over polished facilities. Booking.com and Expedia guests repeatedly praise the helpful staff, comfortable private rooms and breakfasts; overall ratings are strong. The quieter setting and river-facing rooms add appeal without putting sightseeing out of reach.

The caveat is consistency rather than a widespread cleanliness problem: some guests flag maintenance and noise, while most describe clean, comfortable stays. June 2026 reviews reported construction and closure of the pool and restaurant; later feedback praises the restaurant, but the pool’s reopening is not clearly confirmed. Ask before booking if swimming matters, and request a rear room for quieter nights. We’d skip it for step-free access or full-service hotel expectations.

Best for: couples seeking good-value private rooms; independent travelers who appreciate helpful hosts; Old Town explorers happy to walk
Watch out for: confirm pool availability after reported renovations; no elevator; room-dependent noise and maintenance
Location: Cam Nam, about 15 minutes on foot from Old Town; quieter than the central tourist streets.
Rooms: Private rooms often earn praise for space and comfort; dorm accommodation is also reported.
Cleanliness: Strong overall feedback, with occasional housekeeping and upkeep complaints rather than a dominant pattern.
Service: The clearest strength: guests repeatedly praise welcoming staff and help arranging transport and activities.
Amenities: Pool, restaurant and garden are listed; confirm pool reopening following June 2026 renovation reports.
Fees and surprises: Airport transfers cost extra; confirm breakfast inclusion and arrange late arrivals ahead.
