Axel's take: 7.7/10

A practical downtown base with excellent staff, but rooms show their age. a modest 3-star heritage hotel in downtown Vancouver, scored for what it is.

Moda is a modest 3-star heritage hotel that makes most sense for travelers spending their days exploring Vancouver. We'd pick it for the central location and helpful staff rather than the decor. Recent Expedia, Tripadvisor and Trip.com guests repeatedly praise the team and generally clean, comfortable rooms. The attached restaurants and bars are useful, and downtown sights, dining and transit are within easy walking distance.

The trade-off is an older property with compact rooms, dated fittings and some street noise; the smallest Mini Rooms are just 150 square feet. Parking and breakfast cost extra, and some drivers find parking arrangements awkward. Nearby Element/Moxy tower construction at 848–850 Seymour Street is another reason to check noise exposure before booking. We'd skip Moda if spacious, modern rooms or reliably quiet sleep matter most.

• Best for: car-free downtown sightseeing; short city breaks; concertgoers visiting the Orpheum

• Watch out for: compact rooms and dated fittings; street noise and nearby tower construction; paid parking with awkward logistics

• Location: Central Seymour Street location, convenient for downtown dining, the Orpheum and transit.

• Rooms: Generally comfortable but dated; Mini Rooms are particularly compact, so check the room category.

• Cleanliness: Mostly positive recent feedback across several sites, despite the property's worn appearance.

• Service: Friendly, helpful reception staff are the most consistent strength in recent reviews.

• Amenities: Restaurants, bars, free Wi-Fi and 24-hour reception cover the city-break basics.

• Fees and surprises: Breakfast and parking are extra; nearby Element/Moxy construction warrants checking potential noise.
